The 5% to 6% range comes from 2025 and 2026 surveys of Utah agents, which put the average total commission near 5.7%. Commissions are negotiable. If your buyer brings an agent and you agree to pay that agent, your savings shrink by that amount.

Selling your home by owner in Utah

What sellers ask before they start.

Can I sell my house without a realtor in Utah?
Yes. Utah lets you sell a home you own without a real estate license. This is called selling for sale by owner, or FSBO. You use Utah's standard forms and usually close at a title company, the same as a sale with agents.
What paperwork does a Utah home sale need?
Most sales use a seller property condition disclosure and Utah's Real Estate Purchase Contract (REPC). Homes built before 1978 also need the federal lead-based paint disclosure. We fill in your disclosures from your one form for you to check, and walk you through the REPC section by section.
How much does Deed & Key cost?
One flat $1,000 fee, whatever your home's price. Agents usually charge 5% to 6% of the price, which is $25,000 to $30,000 on a $500,000 home.
Do I have to pay the buyer's agent?
Only if you agree to. Commissions are negotiable. If your buyer brings an agent and you agree to pay that agent, your savings shrink by that amount.
Do I need a real estate attorney?
Utah doesn't require one to sell a home. Contracts are legally binding, though, so have a Utah real estate attorney review your contract and closing documents before you sign. We tell you when it's time to bring one in.
Are you a real estate agent or a law firm?
Neither. Deed & Key is not a brokerage and not a law firm, and we don't give legal advice or negotiate for you. We provide forms, plain-language information and deadline tracking so you can sell your own home.
